Situation. A family inherited a 3/2 ranch in suburban Atlanta after a relative passed. The house sat vacant while the estate settled. Roof at end of life, original 1980s kitchen, HVAC hadn't been serviced in years. The heirs wanted it sold.
How it was found. Direct mail to a county probate list sourced from skip-tracing data. The seller called within two weeks of the first letter.
The analysis. Pulled comps using the Deal Analyzer. Updated 3/2s in the neighborhood sold between $260k and $290k. ARV landed at $272k. Repair estimate: $42k for roof, HVAC, kitchen, and flooring. The maximum allowable offer came back at $148k.
Outcome. Offered $144k. Seller countered at $148k, accepted. Assigned the contract to a local fix-and-flip investor for $156k. Closed in 19 days from first contact.

Key lesson: Probate sellers rarely shop around. Getting to a clean written offer in under an hour closed this deal before two other wholesalers finished their research.

Situation. A homeowner in a Dallas suburb was four months behind on a $172k mortgage. The property was a 4/2 that needed mostly cosmetic work. The foreclosure sale was 23 days out and the owner had no plan.
How it was found. Pre-foreclosure filings list, skip-traced phone numbers. Got the homeowner on the second call.
The analysis. Deal Analyzer pulled sold comps and returned an ARV of $338k. Repair estimate: $28k for paint, flooring, and staging. Max offer: $211k.

How it was found. Driving for dollars. Pulled the owner's contact info using DealDock skip tracing the same afternoon, called the next day.
The analysis. First instinct was renovation, but the Deal Analyzer flagged a mismatch. Updated comps on that street topped out at $145k. New-build teardowns on comparable lots were closing between $185k and $210k. The lot was worth more vacant than improved.

Key lesson: Always run the teardown scenario. When the lot-to-house ratio tips, renovation math stops working and most investors miss it on first look.
